Effective resident engagement is a key aspect to the 4th Door philosophy in providing premiere property management services. We believe that engagement with a balanced perspective is the driver in creating "win-win" outcomes. At 4th Door we will:
- act on the owner's behalf to ensure lease compliance
- communicate with owners and residents to align expectations regarding residential experience
- collect, process, and disburse rent payments
- serve as the primary contact for residents
- manage required repairs and facilitate vendor payments
- prioritize rapport building with the resident

Pricing structure
Let's keep it simple
4TH DOOR Residential Property Group offers a simple pricing structure that focuses on the following 3 areas:
- resident in-processing (70% of first month's rent)
- resident engagement and operations ($120 per month)
- add-on services

Yes, we will handle it all from taking photos of your property, background checks, and credit reports.
We charge 75% of first month's rent (minimum fee of $1,000) to place new residents. Our property management fee is a flat fee of $120 per month. All other fees (e.g. maintenance, eviction services) are billed based on usage.
We will manage resident calls requesting maintenance services. After receiving the call, we will assess the maintenance requirements, arrange for the repair, and contact the owner to approve the repair and associated costs.
